Paradise Property Inspections, Inc. specializes in residential real estate inspection services. The owner has been inspecting properties throughout the San Diego and Riverside counties since 1998. Usually a home inspection is performed for a potential buyer during the escrow period after the buyer has made an offer on a property. Pre-sale or pre-listing inspections are also available. A typical inspection includes the the following items: foundation, exterior components (driveways, walkways, patios, decks, balconies, yard walls, retaining walls, fencing & drainage, siding & trim), roofing and eaves, attic, plumbing, electrical, heating/cooling, fireplaces/chimney, interior components(walls/ceilings, doors windows and floor coverings), laundry, garage and kitchen.

The results of the inspection are presented in a computer generated narrative style format including priority based color-coded text, photo documentation and a complete summary report which includes the most significant findings. At the end of each inspection a walking tour is conducted which highlights the most significant findings of the inspection and identifies the location and operation of all the utility shut-off valves. Each homebuyer is also provided with a gift certificate good for a free life protection system installation by a local security system company, a $100 to $150 value.

Michael Grimes is a Cerfified Inspector of the California Real Estate Inspection Association. Having personally performed over 4,000 inspections in the San Diego and Riverside region since 1998, Michael is a former licensed general contractor and has attained a BSME degree from the Univerity of Washington in Seattle.
